Scarborough Group implemented a targeted repositioning strategy focused on enhancing the site's appeal for future development. This involved redefining its market positioning, highlighting its location advantages, and presenting the asset as a flexible opportunity suited to a range of commercial and mixed-use outcomes.
The repositioning successfully transformed 300 Wainui Road into a compelling development opportunity, attracting interest from investors and developers. By aligning the asset with market demand and future growth potential, Scarborough Group unlocked additional value and delivered a strong, market-ready investment proposition.
Shed 720, located in Te-Rapa's key industrial corridor, was a multi-unit asset with untapped potential. While structurally sound, it lacked clear positioning and flexibility, limiting its appeal to a broader tenant and investor market.
Scarborough Group executed a targeted repositioning strategy by reconfiguring the asset into multiple leasable and saleable units. Flexible configurations were introduced to accommodate a range of occupiers, including warehouse, showroom, and trade retail uses. Emphasis was placed on street frontage, accessibility, and dual lease-or-purchase opportunities to maximise market reach.
This repositioning transformed Shed 720 into a high-demand, flexible commercial asset, attracting strong interest from both tenants and investors. The strategy enhanced occupancy potential and strengthened overall asset value, delivering a resilient, income-generating investment aligned with the continued growth of the Te-Rapa industrial precinct.
